Alpine meadow and larches drawn as vertical lines

Above the last farms, where the wind carries bells and the larches turn to gold each autumn, an old pasture is learning a new trade: a place to stay, to rest, and to own a small piece of the mountain.

prologue

Sennet by Sennet Build

About us

Sennet is a new place of quiet in the Julian Alps, where the craft of the old alp huts is rebuilt through architecture, hospitality and contemporary art. The buildings keep the warmth of larch and the strength of stone.

Concept

The complex grows out of the slope and leaves its stones where they were. Terraces face the ridge, roofs are planted with the meadow that grew there before, and every unit has a south-facing balcony.

A dream of a place where walking, water and warm timber sit together, and where a room can also be an asset.

Sennet sits at the foot of the ridge, ten minutes from the village square and a short walk from the waterfall path.

Concept contacts. Nothing here reaches anyone.

  1. Income follows real occupancy, but our model uses cautious figures (about 240 nights a year). A management company is responsible for marketing and bookings.

  2. Yes, up to 30 days a year for free. The rest of the time the unit works as a hotel room and earns.

  3. You can sell at any time. Mountain property in this valley has grown about 12% a year in our model, so a resale can pay off during construction.

  4. It is the fairest system: the larger the unit, the higher the income. For example, a 37 m² unit earns about EUR 18,900 a year in our model.

  5. Construction runs in stages: section 1 in Q4 2028 and section 2 in Q4 2029. There is a schedule, permits, open documents and a build partner with large projects behind it.

  6. It is a different segment. A resort adds service, booking through large systems, marketing and steady occupancy. Self-rental in the valley rarely passes 20 to 30% of nights.

  7. A professional management company with hotel experience. That is the key difference from an apartment for rent.

  8. Once a year, in proportion to the area of your unit. The first payment is in Q1 2030.

  9. Yes. There are several schemes: 100% at once, 50/50, or staged payments over up to two years.
